Step 2 — Get Confirmation

You'll receive an automated confirmation that your request has been received and logged. This is also your opt-in to our SMS update program.

Step 3 — Stay Informed

We'll text you as your request is assigned to a contractor, scheduled, and resolved. Reply anytime with questions.

Opt Out Anytime

Reply STOP to any message to unsubscribe. Reply HELP for assistance. Opting out does not affect your tenancy.

Program Description

Equitable Management LLC operates an SMS messaging program that allows tenants to report and track maintenance and service requests by text message sent directly to our maintenance line. This program is operated solely by Equitable Management LLC, 40A Gudz Rd, Lakewood, NJ 08701.

How to Opt In

You opt in to receive SMS messages from Equitable Management LLC by texting our maintenance line at (567) 347-2152 to report or open a maintenance or service request for your unit. Initiating that inbound text constitutes your express consent to receive automated text messages from Equitable Management LLC related to your request. No purchase is required to participate.

Confirmation Message

Upon opting in, you will receive a message similar to:

"Equitable Management LLC: We've received your maintenance request and will text you with updates. Msg & data rates may apply. Reply STOP to unsubscribe, HELP for help."

Types of Messages You May Receive

Once opted in, you may receive the following types of messages:

Confirmation that your maintenance or service request has been received and logged
Status updates as your request is assigned, in progress, or completed
Follow-up messages requesting additional information needed to complete your request
Responses to any questions you send to the maintenance line

Message Frequency

Message frequency is based on your request activity — not a fixed schedule. You will receive confirmation when a request is submitted, plus updates as the request progresses. If you have no open maintenance requests, you will generally not receive messages from this program. Equitable Management LLC does not send promotional or marketing messages through this program.

Message and data rates may apply depending on your wireless carrier and plan. Contact your carrier for details.

How to Opt Out (STOP)

You may opt out of receiving SMS messages at any time by replying STOP to any message from Equitable Management LLC. Upon receipt of your STOP request, you will receive a final confirmation message:

"Equitable Management LLC: You've been unsubscribed and will no longer receive maintenance text updates. Reply START to re-subscribe."

Note: opting out of SMS messages does not affect your tenancy or your ability to submit maintenance requests by phone or email.

How to Get Help (HELP)

Reply HELP to any message to receive program assistance. You will receive:

Supported Carriers

This program supports all major U.S. wireless carriers including AT&T, T-Mobile, Verizon Wireless, and others. Carrier support may vary. Carriers are not liable for delayed or undelivered messages.

4. SMS Communications & Mobile Data

If you have opted in to receive SMS messages from Equitable Management LLC, your mobile phone number is used solely to send you confirmations and status updates about maintenance and service requests, as described in our SMS Terms & Conditions.

We do not sell, rent, share, or transfer your mobile phone number or SMS opt-in data to any third party for marketing or promotional purposes. Mobile opt-in information is not shared with any third party for their own use.

5. Sharing of Information

We do not sell your personal information. We may share information only in the following circumstances:

With licensed contractors and vendors, solely to complete maintenance or service you requested
With property owners on whose behalf we manage your unit, to the extent required for property management operations
With legal and regulatory authorities when required by applicable law
With service providers who assist our operations (e.g., accounting or communication platforms), subject to confidentiality obligations

6. Data Retention

Maintenance request records are retained for as long as necessary to resolve requests and as required by applicable law. SMS opt-in and opt-out records are retained for a minimum of four (4) years to maintain compliance documentation, as required by industry standards. Tenancy records are retained in accordance with applicable state landlord-tenant regulations.

7. Your Privacy Rights

8. Security
